Annual BC Assessment Check

Every year, I check your BC Assessment and tell you if it is too high.

Think your Property Taxes are too high?

Homeowners I've helped save an average of $2,905 in property tax.

You don't have to figure out your appeal alone. Book a 1 on 1 call and get a straight answer from someone who knows how to win.

Average tax saved per appeal, per year

Results from January 2023 to present. Each appeal is one property for one assessment year. Tax saved is calculated at $500 for every $100,000 of assessment reduction, and the average per homeowner adds up every year they appealed. See every result →

How it works

I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.

BC law gives you the right to challenge your assessment, first at the Property Assessment Review Panel, then at the Property Assessment Appeal Board. Here's how I help you decide if it's worth it.

Step 1

Book your call

Upload your assessment notice and any documents you have, then pick a time for your 60 minute Zoom call with me.

Step 2

We go through it together

I share my screen and we compare your assessment against what homes like yours actually sold for. I answer your questions and give you my honest opinion on whether it's worth appealing.

Step 3

Know your next move

You get the recording of our call and your Case Summary, with the strengths and weaknesses of your case and Recommended Steps for the Review Panel and the Appeal Board.

Most Homeowners Never Check Their BC Assessment

When I compared 7,079 Vancouver Island home sales from 2025 with the 2026 assessment roll, 2,805 homes were assessed above what they sold for. That means nearly 40% of the homes that sold on the Island were overassessed. Those owners paid $946,525 more in property tax than their fair share, and that's documented home by home in my audit.

An Assessment Check tells you whether you're one of them. You upload your assessment notice and any documents you have, then book a 60 minute call with me, 1 on 1. During our conversation, I compare your assessment against real sales in your area, review your concerns, and answer your questions directly. Before we finish, I'll tell you whether your assessment is worth appealing and, if it is, what your next steps are with the Property Assessment Review Panel and the Property Assessment Appeal Board.

The ones who try to figure it out alone often read the rules, search for sales, and lose evenings and weekends to it. Homeowners have told me they spent hundreds of hours and more than a few sleepless nights. One hour with someone who has won more than 60 appeals can save you all of that.

I help homeowners anywhere in British Columbia, at any stage. Whether you've just received your notice or you're months into an appeal and need help, you can book a call any time of year.

Who You'll Be Talking To

I’m Jason Anson, a licensed real estate agent on Vancouver Island. I started this work when my own community of Youbou was hit with some of the highest assessment increases on Vancouver Island, 3 years in a row. Those values didn’t match anything I was seeing in the market.

I led what BC Assessment called the Youbou Appeal Group and took them all the way to the Appeal Board. We won so big that BC Assessment put Youbou in a “Situations to Watch For” training session for its staff before the next appeal season.

Since then, homeowners from across the province have called me when their number looked wrong. From Shuswap Lake to the highest assessed home in Sidney, I’ve helped win reductions in the millions of dollars. The words I hear most when I’m done are “I couldn’t have done this without you.” That’s why I do this. Nobody should have to lose sleep over their assessment, or face BC Assessment on their own.

What Homeowners Say

Don't take my word for it. Here's what homeowners have said about going through an appeal with me.

In this clip, Andy describes his call with BC Assessment. He was told his vacant waterfront lot was worth $800,000, and that because of its problems they were dropping it to approximately $600,000. That was the end of the conversation.

His assessment came in at $605,000. With my help, he took it to the Property Assessment Appeal Board, which ordered it reduced to $477,500. The next year, I helped him appeal again, and the Appeal Board approved a joint recommendation bringing it down to $375,300. I also helped him appeal the assessment on his home in 2024 and 2025. Across all 4 appeals, his assessments came down $815,500.

"I have nowhere to go but to get mad. And then I get a hold of Jason and Jason starts working on this and bring some reality into this situation."

Andy Ross, Youbou, watch on YouTube

Reduced $815,500 over 4 appeals, saving approximately $4,078 in property tax.

"I put hundreds of hours into this. I could not have done it without Jason."

Shelley Robinson, Honeymoon Bay, in the Times Colonist

Reduced $1,266,000 over 2 years, saving approximately $6,330 in property tax.

Frequently Asked Questions

How do I know if my BC Assessment is too high?

Compare your assessed value with what similar homes near you actually sold for around July 1 of last year, which is the date BC Assessment values every home. If homes like yours sold for less than your assessment, or the details on your property record card are wrong, your assessment may be too high. That comparison is exactly what I do on an Assessment Check.

What happens on an Assessment Check?

It is a 60 minute Zoom call with me, 1 on 1. I share my screen and compare your assessment with real sales in your area, go through your concerns and answer your questions. Before we finish, I tell you plainly whether your assessment is worth appealing. You keep the recording and a Case Summary with your next steps.

What do I need to have ready?

Your assessment notice, plus anything else you have: past notices, photos, details of problems with the property and your property record card if you have requested it.

When is the deadline to appeal my 2027 assessment?

The deadline to file with the Property Assessment Review Panel is normally January 31. In 2027, January 31 falls on a Sunday, so it moves to February 1, 2027. If you are not satisfied with the Review Panel's decision, the deadline to appeal to the Property Assessment Appeal Board is April 30, 2027.

What if my assessment isn't worth appealing?

Then I tell you that, and you have saved yourself the time and stress of an appeal you would not win. Every result I have helped with, including the ones that were confirmed, is on my BC Assessment Appeal Record.

Do I need a lawyer to appeal my BC Assessment?

No. Any property owner can file their own appeal. When I help you, you stay the appellant and file your own appeal. If you would rather prepare it yourself, start with the DIY Property Assessment Appeal Kits.
